As the Ottawa real estate market continues to grow and expand, you may have noticed more luxury homes in Ottawa. Certain homes that stand above the rest in their elegance, extravagance and style.
The term “Luxury Home” has been used loosely in marketing recently. How does one define a true luxury home for our region, is it simply the price, the location, the material or the builder? These are all elements of the luxury homes in Ottawa, but there is more to it. The variables are often gauged by the locations market expectations with a twist of opinion and taste of high-end buyers at that moment in time.
There is some consistencies however that you can always expect to see in a luxury home whether your are in Beverly Hills or Rockland. Price, material, location, extravagance, history and privacy are some common features to help you gauge if the home you are looking at is truly a Luxury home.
“Boardwalk” is considered the most desirable luxury property in the game of Monopoly but also the most expensive, and that is echoed in most cases. The cost though is relative. A million dollar home in Old Ottawa South may not make the grade but the same home in Hintonburg would. In general most luxury real estate agents deal in homes over one million dollars to start. Closely associated to the cost is the caliber of the construction. Many agree, “They don’t build them like they used to”…but in luxury homes they build them better, smarter, greener and the finishes are to die for! Many materials are hand picked, chosen because they stand out above the rest and are then used to complete a custom designed living space. Often no expense is spared when building a dream.
Neighbourhood aka Location, Location, Location
You may be familiar with Rockliffe Park, Cedar Hill, Winding Way, McKellar Heights, Old Ottawa South, Rideau Gardens, Crystal Bay, Rocky Point, The Glebe, New Edinburgh or Rothwell Heights to name a few. The most desired locations are not only in the older parts of town but in the new areas or the trendy spots being reclaimed. Where will the next Westboro be… Lebreton Flats? Victoria Island?

Speaking of historic sites and controversial sites, in some cases luxury homes in Ottawa are not only about the modern state of the art. To those who can afford anything it has been the case that the story behind the mansion makes it a perfect piece to add to their collection. Was it designed by a leading architect of the period, was it once owned by a famous person or is there something outstanding about the location where it is situated?
That being said nothing says luxury more than posh extravagance. According to luxury realtor Sally Forster Jones,“Luxury homes are all about lifestyle, and over the past several years high-end homes have stepped up to offer buyers more than ever before. Amenities that were once considered an extravagance have become standard and have forced builders and homeowners to take luxury amenities to the next level.”
She lists them as:

- Indoor-Outdoor Living
- Resort-Style Pools

Safety, security and privacy is also one of the common threads. As the capital of Canada we have have a fair share of celebrities and public figures who are looking to get away from the media in their own fortress of solitude. Private properties with large yards, gates and walls often surround the rich and famous.
The dictionary defines luxury as “the state of great comfort and extravagant living”. As you know searching the listings of these homes you may find yourself asking “why…”, the answer is that luxury is in the eye of the beholder. Sure the items I’ve mentioned are part of the equation, but if you want a moat… that’s up to you 🙂
